Understanding the National Association of Realtors Buyer Broker Agreement
Navigating the real estate market can be as tricky as it is exciting, especially when you are on the hunt for your dream home! One of the many documents you will encounter as a buyer is the Buyer Broker Agreement. As the National Association of Realtors legal settlement begins to play out, the buyer broker agreement will become a standard part of the home buying process.
Working with a buyer will no longer look like "dating", but more so like an engagement with full transparency required as to what the agent will do for their buyer and what is expected of the buyer, all spelled out in a legal contract. It essentially formalizes the commitment of both parties: the broker agrees to represent the buyer in their search for a property, while the buyer agrees to work exclusively with that broker for a specified period.
The NAR settlement agreement goes into effect on August 17th, 2024. However, as of August 6th, our local MLS will require a homebuyer to sign a written agreement before the buyer tours properties listed for sale on the MLS .
